01 · Prepare a brief that can be priced准备能够报价的项目需求

A clear brief gives the design and supply team the information needed to propose a suitable package. Start with the operating need, then attach the current drawings.清楚的需求能让设计与供货团队提出合适配套。先说明运营需求，再附当前图纸。

• Location, project type, room count or full-home area.项目地点、类型、房间数量或整套面积。
• Room types, furniture quantities and which existing items will remain.房型、家具数量以及保留的原有物品。
• Target supply budget, opening date and procurement milestones.供货目标预算、开业日期和采购节点。
• Plans, ceiling heights, access constraints and preferred finishes.平面、层高、通道限制及偏好饰面。
• Who approves design, samples, technical interfaces and orders.由谁确认设计、样品、技术接口和订单。

02 · Compare the same scope, not just the total比较同一范围的报价

A room price only becomes meaningful when quantities, specifications and inclusions match. A guestroom package and a complete apartment package are different cost scopes.数量、规格和包含内容一致，单间报价才有可比性。客房配套与整套公寓配套是不同的核价范围。

• Separate furniture, lighting, main materials and any listed equipment.分别列清家具、灯饰、主材及明确包含的设备。
• Check freight, tax, local installation and technical work allowances.核对运输、税费、当地安装及技术工程费用。
• Compare substrate, finish, upholstery, hardware and warranty terms.比较基材、饰面、面料、五金和质保条款。
• Treat concept budgets as planning references until quantities and samples are agreed.在数量与样品确认前，将概念预算作为规划参考。

To reduce cost, standardize repeated items and simplify nonessential detailing. Preserve comfort, durability, maintainability and required compliance.控制成本可从重复单品标准化与简化非必要细节入手；保留舒适度、耐用性、维护便利及必要合规要求。

03 · Read the internal bay and depth correctly正确核对室内开间与进深

For a guestroom, the internal bay is the room width along the window side; the depth runs from the window side toward the entrance. Internal dimensions exclude exterior-wall thickness. A bed-to-TV clearance or an incomplete dimension chain is not the whole-room size.客房室内开间是沿外窗一侧的房间宽度，进深由窗侧朝入口方向；室内尺寸不含外墙厚度。床尾至电视的局部净距，或不完整的尺寸链，不能直接当整房尺寸。

Use the original overall internal dimension when available. Otherwise check continuous segments and wall boundaries. A proportion-based estimate is a planning reference; verify the site and technical drawing before production.有原始整体室内标注时优先采用；否则核对连续分段和墙体边界。按比例估算的尺寸仅供规划参考，生产前需核实现场与技术图纸。

04 · Make FF&E repeatable without making rooms identical家具配套可重复，风格仍有区别

FF&E means furniture, fixtures and equipment. Standardize module sizes, connections and core hardware where possible, while allowing coordinated changes in color, upholstery, lighting and a few distinctive pieces.FF&E 指家具、固定配套与设备。尽量统一模块尺寸、连接和核心五金，同时通过协调的色彩、面料、灯光及少量特色家具形成差异。

• Give every item a code, quantity, dimensions and finish reference.每件单品有编号、数量、尺寸和饰面依据。
• Coordinate headboards, bedside power, switches, lighting and wall finishes.床头、床侧电源、开关、灯光和墙面统一核对。
• Check clearances for doors, drawers, chairs and luggage.检查门、抽屉、座椅与行李的使用净距。
• Match material boards to the room rendering and approved samples.材料板与空间效果及确认样品保持一致。

05 · Review a mock-up before the batch批量前检查样板

A mock-up helps reveal issues that a rendering may not show. Compare it with approved drawings and samples, record changes, then confirm the production version.样板能暴露效果图未必呈现的问题。对照已确认图纸和样品，记录调整，再确认批量生产版本。

• Dimensions, joints, finish consistency and upholstery appearance.尺寸、连接、饰面一致性与软包外观。
• Door, drawer, hinge, slide and lighting operation.门、抽屉、铰链、导轨和灯光的使用。
• Guest comfort, cleaning access, maintenance and service interfaces.客人舒适度、清洁、检修及配套接口。
• Photographs, item codes, a corrective list and written closure.照片、单品编号、整改清单和书面闭环。

06 · Plan packing and the site handover early提前安排包装与现场交接

Delivery starts with item identification and a realistic site sequence. Agree the shipping scope and site responsibilities before production is complete.交付从单品识别和实际现场顺序开始，生产完成前就应明确运输范围与现场责任。

• Label cartons by project, room or zone and item code.按项目、房间或区域、单品编号标识包装。
• Check protection, assembly parts, hardware kits and handling instructions.核对防护、组装零件、五金包及搬运说明。
• Confirm receiving access, storage, installation sequence and local team roles.确认收货通道、仓储、安装顺序及当地团队职责。
• Record damage, shortages and corrective actions against the packing list.对照装箱单记录破损、缺件和整改。
